Per inspection: Main Attic Ventilation: Roof and soffit vents --- There are only two rafter channels that I noted, with a power vent there needs to be more, it will pull air from the least resistant and could be the air condition air from the home. you can see how it has pulled the dryer vent air back into the attic space, of coarse the dryer vent is not completely in the roof vent for it. Main Attic Bathroom Fan Venting: Electric fan --- Bathroom vents incorrectly exhaust into the attic. A vent that removes water vapor should exhaust to the outside, not into the attic. High humidity is very bad for attics. Moist air in the attic will cause condensation, which can lead to mold or dripping into the insulation. Insulation can not insulate if it is wet. If you have them expel on the soffit, make sure the exit is not too near the soffit intake.

Hello, we currently have a cement tile roof. The tiles themselves (save a few that have been damaged over the years) are fine - However, when our house was built, the tiles were hung and no roof decking was added - So when a tile is damaged and it rains, the water goes straight into the attic and in some instances causes damage to the ceiling. Ideally, our roof would be removed, decking added, and then the roof re-installed. My husband and I suspect that may cost just as much as replacing the roof, so we'd like to discuss available options and prices. If our roof has to be replaced, then we would be looking at cement tiles or metal tiles.
